We rented an apartment at Gresham Court for my daughter while she was in VCU. I can’t say enough about the location, Main Street Properties, the safety of the apartment (although, we were never able to open the fire exit), how the building was so quiet, the politeness of the neighbors, or the beauty of the apartment itself! The reason we went with Gresham Court was, quite honestly, the price. It was impossible to find a one bedroom at this price. We even looked at Stuart Circle Apartments (a 4 bedroom where she would be sharing a bath), and the rent was $50/month higher. After living there for 2 years, there’s so many unique and wonderful things about this property! There’s a security fob to access the building, so it’s very safe. There’s a laundry and small workout room on the ground level. This apartment we rented was on the 6th floor and had PLENTY of natural light. In fact, there were 5 windows in the unit (2 in the kitchen, 1 in the family room, 1 in the bathroom, and the largest sash window I’ve ever seen in the bedroom). The ceilings were really tall - 12 feet (maybe). If there had been a way to buy this place we would have. It was absolutely gorgeous! The bathrooms and kitchen could do with an update, but they were clean and enough room for a single person. The downsides are that it is a very old building. ...

I've called for a maintenance request four times and no response. I don't know who or what they are doing but they always told me they got my request yet nothing has been done! Unreliable. They also claimed our rent was late when in actuality their records were wrong! The place looked rundown when we got it and out of desperation we decided we could make it work. WRONG. No matter how well kept the apartment is roaches, spiders and other critters run rampant! I do NOT recommend. I rented from fall 2015 through summer 2016. ...

- Upon moving in, we were promised that blinds would be put up. That never happened. - During our walk-through before moving in we saw that there had been a leak in the apartment above ours and the ceiling was removed in one of our bathrooms. We were assured that this would be fixed prior to moving in. It was NEVER fixed. - Rarely any hot water in the winter (the landlord has the hot water on a timer set to times when NO ONE IS HOME) - The heat is also set on a timer. We were without heat until February. When the landlord decided to turn on the heat, it was on during the day (again, when no one is home) and then it would kick on in the middle of the night around 3am. - There were so many air leaks in the building that my curtain would BILLOW when the windows were shut.This was a huge issue when there was no heat/the heat wasn't on. - Elevator seemed to only stop working when you really needed it (i.e., when you are moving in/out) I rented from summer '06 through summer '08. ...

I have experience with 3 of the units in this complex; one was mine, two belonged to friends. This place is a typical, unimpressive Fan apartment complex. Yes, you get hot water and heat, but both are VERY inconsistent. Everything is old, and often instead of fixing, they paint over the problem. When the apartment above me flooded into my unit it took 4 MONTHS for them to come replace the rotting plaster. My kitchen sink leaks and by the time I'm done with my shower, the water in the tub has backed up to above my ankles. It generally takes 3-4 requests to get something fixed. The complex's listed "emergency" line is the regular office line, so good luck if something breaks. Parking is a total nightmare, either pay $60 a month for a spot that is quite a squeeze (I drive a 4 door sedan) or try your luck with on street parking because they will not sign Fan parking permits. Heads up, if you do get one of their parking spots, they are covered, and the homeless will occasionally settle there (this has happened 2x to me). Another issue for me were the windows; the building was built circa 1900 and so were the windows, so expect rattling whenever the wind blows and very poor insulation from the heat/cold and don't expect your blinds to work. The building sits sandwiched between Grace St and Franklin St, so be prepared to hear: sirens 3-5 times a day, normal VCU traffic, loud/drunk club traffic on the weekends, the huge Monument Avenue 10k once a year, and the Richmond SunTrust Marathon once a year. The complex does have a coin operated laundry facility which is kept clean, and the dumpster outside is relatively safe feeling. The complex does not recycle. You do get a mailbox and if you receive a package and the landlord is there, they will deliver to your unit, UPS stuff 50% of the time you will have to go get. Dogs are not allowed, my lease allowed cats, but I think they have removed that from new leases. At Christmastime no live trees or wreaths. I've never had any problems with neighbors, nor any complaints from them. Kitchens here run tiny, but the rest of the space makes up for it. You can paint as long when you leave you paint it back to the original color; I tried to remove existing paint (it's just caked on everything) but I ran into lead paint. They do have a pest service come in every 3 months, and it works, I've never seen a bug inside. Overall I wouldn't recommend this place unless you don't mind an average-poor quality apartment and somewhat uncooperative landlords. I rented from spring 10 through winter 11. ...

When you first apply the land lord makes you pay a fee for credit check, which is normal except that she makes you sign with a cosigner . . . and then has you pay a 25 dollar fee for both you and your cosigner so the credit check is twice as much as it should cost (which I somehow think is illegal). The land lord herself I think has a bad attitude. Every time I tried questioning why we had to pay so much she gave me a snappy, vague answer, so I just dropped it and sucked it up. They overcharge for everything. I really just think they are taking advantage of the college students in the area who have limited options. Its either cough up the cash or go live in gangland down the street. I rented from fall 10 through spring 11. ...

If you have two people living in a one person apartment, they charge you $100 extra a month supposedly for the "extra hot water and gas". Yeah right, you get hot water SO often. They have drink and snack vending machines, that are partially broken, and instead of fixing them, they just tape signs on the front. They randomly shut off also. They post their office hours, but they are wrong, they are never there when they are supposed to be, so the office is locked. They always come in late. ...
